step 1 : the search order - We search and find the
house offer by making an inventory and present you with the supply of
selected houses after which we make the following appointment with you.
step 2 : the viewings - In consultation with you we
plan the dates of visit, make the appointments with the local estate
agents, pay visits together and meet the selling parties. The viewings
take place according to a regular pattern through which you will get
useful and practical tips. During the viewings you will get a good idea
of the physical condition of the house and the price level.
step 3 : inspection and valuation - The physical condition
of the house must also be examined objectively : think of the pros and
cons of the construction and installations. After the inspection the
valuation of the house and site follows. In this way a survey is made
of the value-increasing and value-reducing factors of the property. You
will now be able to enter the negotiation stage well-prepared.
step 4 : the negotiations - You can now make a realistic
opening bid for the asking price. For the inspection and valuation form
a sound basis for the difference between the first bid and the asking
price. After this we start the negotiations to bring the transaction
price and the first bid as closely together as possible on the most favourable
conditions. The purchase price, namely, should meet your expectations
so you will never be left with the feeling of having paid too much. Consequently,
you can now sign the purchase deed with confidence.
step 5 : the purchase deed – You will get a
precise explanation on and thorough check of the purchase deed. To make
sure that the condition of the house is still consistent with the situation
found when the deed was signed, we offer you a second viewing before
the transfer at the notary’s office. Of course, you will receive
textual explanation and support during the completion of the transaction
at the notary’s office and we will thoroughly check the final account.
step 6 : conclusion is connection - After concluding
the purchase and completing the entire process we will assist you in
the administrative connection to the services ( gas, water, sewer, electricity
) and the transfer of the owner’s data to EDF, GDF and SAUR (public
utilities).
